Augusta sales slowed, but buyers still have fresh options
Here is the number that matters most right now. The Real Estate Data Aggregator counted 430 pending sales across ZIPs 30909, 30906, and 30904 in the three months ending July 31, 2026. That is down 13.5% from the same months last year. More homes are available, but buyers are taking longer to decide.
That slowdown is not a crash. It is buyers having more to look at. The Real Estate Data Aggregator counted 549 new listings across those same three ZIPs, up 1.5% from a year before. Realtor.com reported active listings nationally reached 1.16 million. More supply at every level means sellers have to work a little harder for attention.
Rates are not helping buyers move faster. CNBC reported the average 30-year fixed rate hit 7.30% as of September 30, 2026. Realtor.com noted rates topped 7% for the first time since January 2025. That adds real cost to every offer and slows decisions down.
Now here is where it gets interesting. The three ZIPs in this market are telling three different stories right now.
ZIP 30909: prices dipped, but homes are selling faster
The Real Estate Data Aggregator put the median sale price in 30909 at $300,000 for the three months ending July 31, 2026. That is down 2.1% from a year before. Not a big drop, but worth knowing if you are pricing a home here. The good news: median days on market fell 8 days shorter than last year, landing at 47 days. And 142 homes sold, up 10.9% year over year.
One more thing about 30909. The Real Estate Data Aggregator found that 26.8% of homes went under contract within two weeks of listing. That is up 26.2 points from a year ago. The right home, priced right, is still moving quickly here.
ZIP 30906: prices fell more, and fewer homes sold
This is the South Augusta ZIP, and the numbers are softer. The Real Estate Data Aggregator put the median sale price at $165,000, down 5.7% from a year before. Homes sold dropped 17.8% to 139. Supply climbed: months of supply hit 4.6, up 0.9 months from last year.
The bright spot here: median days on market fell 36 days shorter than last year, to just 35 days. That is the fastest of the three ZIPs. Homes that are priced to match what buyers can afford are still moving. The Real Estate Data Aggregator also found 25.8% of homes went under contract within two weeks, up 22.8 points from last year.
ZIP 30904: prices rose, but fewer buyers showed up
This one is a split picture. The Real Estate Data Aggregator counted a median sale price of $191,250 in 30904, up 6.3% from a year before. That is the only ZIP in this group where prices went up. But homes sold fell 22.6%, and the sale-to-list ratio dropped to 94.6%, down 1 point.
Sellers in 30904 are getting about 94.6 cents on the dollar. That gap matters when you are picking a list price. Price too high and you sit. Price it right and the Real Estate Data Aggregator shows 25.5% of homes here went under contract within two weeks, up 23 points from last year.

What the national picture adds
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Augusta's price moves are more mixed than that national trend. Two of the three local ZIPs saw prices fall. Realtor.com reported 20.8% of listings nationally took a price cut in September, the highest share since October 2022. That lines up with what buyers here are seeing: more room to compare, more sellers willing to adjust.
For investors and flippers watching this market: rents are not climbing either. Realtor.com reported the national median asking rent for 0-2 bedroom units fell 0.9% year over year in August 2026, the 37th straight month of declines. Factor that into your numbers before you buy.
